Position 1: Project Manager – Construction & Value Engineering (VECI & ECI)
We are looking for a Project Manager with strong experience in Value Engineering (VECI) and Early Contractor Involvement (ECI) to oversee the successful delivery of high-quality commercial construction projects. The role involves managing project timelines, budgets, resources, and stakeholder relationships while integrating value engineering principles and early contractor input to optimise costs, quality, and delivery outcomes.
As part of the PMCi team, you will work on commercial projects in the Brisbane region and across Queensland, including large-scale developments such as university complexes, retail precincts, industrial facilities, and office complexes. You will be responsible for ensuring that projects are delivered on time, within budget, and to the required quality standards.
Key Responsibilities
- Project Delivery:
- Lead all phases of the project lifecycle, from planning and design through to construction and handover.
- Oversee the development of detailed project schedules, resource plans, and budgets.
- Manage contractors, consultants, and other stakeholders to ensure smooth project execution.
- Value Engineering (VECI):
- Conduct detailed value engineering reviews to identify cost-saving opportunities while maintaining or improving the quality and functionality of the project.
- Collaborate with design teams and contractors to suggest viable alternatives and improvements in materials, processes, and construction methods.
- Ensure that VECI processes are integrated into the early stages of design and construction to achieve optimal project outcomes.
- Early Contractor Involvement (ECI):
- Manage the ECI process, ensuring contractors are involved from the early stages of project planning and design.
- Coordinate contractor input on design development, constructability reviews, and cost estimation.
- Work closely with the project team to ensure that design solutions are practical, cost-effective, and achievable.
- Tender Management and Evaluation:
- Assemble and assess construction tender panels, ensuring compliance with the project’s goals and requirements.
- Manage the tendering process, from preparing RFTs (Requests for Tender) to evaluating bids and recommending the best contractor.
- Risk Management:
- Proactively identify and manage risks throughout the project lifecycle, ensuring mitigation strategies are in place to address potential issues.
- Implement risk management processes to ensure the project is delivered within the agreed scope, time, and budget.
- Stakeholder Management:
- Serve as the main point of contact for clients, contractors, and internal teams, ensuring clear communication and alignment with project goals.
- Prepare and present regular project reports to stakeholders, keeping them informed of progress, challenges, and any required adjustments.
- Superintendent Services:
- Act as a superintendent to ensure the project is constructed in accordance with contract specifications, quality standards, and safety requirements.
- Conduct site inspections and quality checks to ensure the highest standards of workmanship.
Key Requirements
- Experience:
- Proven experience as a Project Manager in the commercial construction industry, particularly in managing large-scale commercial projects (retail, industrial, office, etc.).
- Expertise in Value Engineering (VECI) and Early Contractor Involvement (ECI) methodologies.
- Experience managing all stages of the project lifecycle, from Business Case preparation to final handover.
Qualifications:
- Relevant tertiary qualifications in Construction Management, Engineering, Project Management, or related fields.
- Industry certifications (e.g., PRINCE2, PMP, RICS) are highly desirable.
Skills:
- Strong understanding of construction processes, contract management, and tendering.
- Excellent communication and interpersonal skills, with the ability to engage stakeholders at all levels.
- Strong problem-solving and decision-making skills, with a focus on delivering solutions in challenging environments.
- Proficiency in project management software such as Microsoft Project, Primavera, or similar tools.
- Knowledge of Queensland Government project management standards (e.g., PRINCE2, MoP) is advantageous.
Personal Attributes:
- Strong leadership and team management skills.
- High level of initiative, proactivity, and attention to detail.
- Ability to work under pressure and manage multiple projects simultaneously.
Position 2: Quantity Surveyor – Cost Control & Project Optimisation
We are also looking for a skilled Quantity Surveyor to oversee cost management and project optimisation for our commercial construction projects. This role will focus on maintaining budgetary control, conducting accurate cost analysis, and ensuring that financial targets are achieved throughout the project lifecycle.
As a Quantity Surveyor at PMCi, you will support projects across Queensland, from budgeting and forecasting to value assessment and project closeout. You’ll work closely with project managers and other stakeholders to ensure cost-effective delivery.
Key Responsibilities
- Cost Planning & Budgeting:
- Prepare detailed cost plans and budgets at each project stage to ensure alignment with financial objectives.
- Monitor and track project expenses, highlighting variances and recommending corrective actions.
- Cost Estimation:
- Conduct accurate cost estimates, including material, labour, and time estimates for project planning and tendering.
- Evaluate and update cost estimates based on project requirements and market trends.
- Value Engineering:
- Support the project team with value engineering processes to identify and implement cost-saving measures.
- Evaluate alternative materials and construction methods to optimise project costs without compromising quality.
- Contract & Tender Analysis:
- Review and negotiate project contracts, ensuring terms align with budget objectives and risk management strategies.
- Analyse tenders and assist in contractor selection based on cost and value metrics.
- Financial Reporting:
- Prepare regular financial reports and forecasts, providing insights into cost performance and budgetary status.
- Ensure stakeholders are informed of cost trends, risks, and opportunities to support decision-making.
Key Requirements
- Experience:
- Proven experience as a Quantity Surveyor in the commercial construction sector.
- Strong background in cost estimation, budgeting, and value engineering.
- Experience managing cost control throughout the project lifecycle.
- Qualifications:
- Degree in Quantity Surveying, Construction Management, or a related field.
- Professional membership (e.g., MRICS, AIQS) is advantageous.
- Skills:
- Strong analytical skills, with attention to detail and financial acumen.
- Proficiency in cost management software (e.g., CostX, Cubit) and Microsoft Excel.
- Excellent negotiation and communication skills.
